Phase 2
Validation
Application submitted to the Planning Portal. Council checks the submission is complete, fees paid, and all required documents attached before officially registering it.

Phase 3
Consultation
Statutory 21-day neighbour and public consultation. Site notice posted, neighbours formally notified, statutory consultees (Highways, Heritage, Trees etc.) asked for comments.
3–4 weeks
Phase 4
Decision
Case officer reviews objections, visits site, drafts a recommendation, and either issues a delegated decision or reports to planning committee.
2–4 weeks
