The side return — the narrow strip of outdoor space beside the rear closet wing of a Victorian terrace — exists because of how London terraces were built between roughly 1850 and 1910. Infilling it converts a 1.5–2.5m alleyway into usable kitchen floor area without extending the rear building line at all, which is why it so often succeeds on planning grounds where a deep rear extension would not.
Under permitted development a single-storey rear extension is limited to 3m beyond the original rear wall on a terrace or semi, 4m on a detached house, with the larger home extension prior approval route allowing 6m and 8m respectively on payment of a £249 fee and a 21-day neighbour consultation. Large glazed rear elevations are what most clients want and what most fail Part L on. That is a calculation, not an opinion, and it is done at design stage — retro-fitting it after the steels are specified usually means shrinking the glazing.
A drawing package is only as good as the junctions it resolves. The three that cause the most site disputes on a glazing-led extension are the threshold detail where a sliding door meets an external level terrace, the head detail where the structural opening meets the steel, and the parapet-to-roof junction on a flat roof.
