A lease plan is a scaled drawing that shows exactly which part of a building a lease covers, edged in red, so HM Land Registry can register it. We survey the property, draw the plan to Land Registry standards and deliver it within 72 hours of the survey, or within 24 hours at no extra cost when your completion date is close.
A lease plan identifies the property being let so clearly that nobody could mistake it for the flat next door. It normally includes a location plan showing the building in its street, and a floor plan of the flat or unit with its boundary edged in red.
Where the lease includes extra areas, such as a garden, a parking space, a bin store or a loft, these are shown too, usually in a different colour or with hatching, so the plan matches the wording of the lease.
Most people need a lease plan when a solicitor asks for one. The usual reasons are granting a new lease on a flat, extending an existing lease, selling a flat where the original plan is missing or inaccurate, or registering a commercial letting of more than seven years.
An old lease plan is often a hand-drawn sketch that no longer matches the building. If a flat has been reconfigured, or a loft or garden has been added to the demise, a new plan avoids delays at registration.
HM Land Registry sets out its requirements in Practice Guide 40. In short, the plan must be drawn to a stated metric scale, show a north point, identify the property clearly with red edging, and show enough of the surrounding building and street for the land to be located on the Ordnance Survey map.
Plans marked “for identification only” or drawn without a scale are a common reason for requisitions. We draw every lease plan from our own measured survey so the dimensions and the edging are accurate.
We deliver the finished lease plan within 72 hours of the site survey. If your completion is imminent, we offer a 24-hour expedited service, and we do not charge extra for it. In practice most lease plans are with the client in two to three days.
We usually visit to survey within 7 days of your enquiry. We cover all of London and Greater London, as well as the South East, including Surrey and Kent.

Often, yes. If the existing plan is inaccurate, unscaled or does not match the current layout, your solicitor or the landlord's solicitor will usually ask for a new, Land Registry compliant plan.
Yes. We measure the property on site so the plan is accurate. A plan drawn from estate agent floor plans is unlikely to meet Land Registry standards.
