It does not include statutory fees, £548 planning, £500 to £1,200 building control, or specialist reports required by the borough's validation list.
Revisions arising from officer feedback during the application are included. That matters more than it sounds: a negotiated amendment is what turns a likely refusal into an approval.
Statutory application fees, which go to the council. Building control charges, which go to the authority or approver. And specialist reports — heritage, daylight and sunlight, arboricultural, flood risk, acoustic — where the local validation list requires them.
The build cost, the kitchen, the fit-out, and any works arising from something discovered on site — asbestos, unexpected drainage, a foundation shallower than assumed. A measured survey to ±3 mm reduces that last category considerably but cannot eliminate it.
A percentage of build cost gives the designer an interest in a larger build. Ours are set against a defined scope so the number on the quote is the number on the invoice — around 30% below typical London architect rates for the same drawing package.
