The width of the plots is what creates the scope. Outside the conservation area and away from the green belt a good deal of it never needs an application, and a Lawful Development Certificate is what puts that beyond argument later.
Approaching Stanmore Common and the green belt, enlarging the footprint runs into hard limits, and the Stanmore Hill conservation area holds the historic core. We test both before a line is drawn. On the wide plots within the built-up area, considerably more is achievable than owners expect.
Generally yes, on a detached or semi-detached house and outside the conservation area boundary. The usual form is a hip-to-gable taken with a dormer at the back, held inside the 50 cubic metre allowance, then documented by a Lawful Development Certificate.
