A piled foundation transfers load to deeper, stronger ground through columns bored or driven into the soil. In London domestic work piles are used where trees, shrinkable London Clay, poor made ground or an adjacent basement make a traditional strip footing impractical.
The usual triggers are a mature tree within influencing distance on shrinkable clay, where NHBC guidance would demand a strip foundation 2.5 m deep or more; deep made ground; a high water table; or a neighbour's basement that a conventional footing would undermine.
London Clay is highly shrinkable, and desiccation from a nearby oak, willow or poplar reaches far further than most owners expect. The tree survey and the foundation design are therefore the same conversation.
Mini piles — typically 150 to 300 mm diameter, bored with a restricted-access rig and reinforced — are the domestic norm because they fit through a house. They are capped with a reinforced concrete ground beam that spans between them and carries the wall.
Screw or helical piles are used where vibration and spoil must be minimised, and are quick where ground conditions suit.
Piling typically costs more than a strip footing on a small extension but less than a very deep mass-fill trench. Because piles usually sit within your own boundary, they can also avoid the oversail a wide strip footing would cause — though excavation within 3 m of a neighbouring structure still triggers a section 6 party wall notice with two months' notice.
