What happens at the free site survey?

We measure the property accurately, photograph existing conditions, check Article 4/conservation/listed status, and discuss your brief. 60-90 minutes typically.

Chartered architectural technologist at work — architectural drawings in London
Short answer

A chartered technologist visits, measures the property to ±3 mm with laser equipment, records levels, structure, services and boundaries, and discusses what you want to achieve and which planning route fits. It normally takes half a day for a terraced house, and the resulting drawings become the base for everything afterwards.

What gets measured?

Every room with wall thicknesses and openings, floor and ceiling levels, the roof structure and pitch, chimney breasts and any existing steels, visible services and drainage including manhole positions, and boundary positions where they can be established on site.

Measurements are taken from a laser control network rather than by assuming right angles, because London terraces have settled and bowed. A 40 mm discrepancy across a room becomes a steel that does not fit.

What gets discussed?

What you want the finished space to do, the realistic planning route, permitted development, prior approval or full application, the constraints that apply to your address. Article 4, conservation area status and any condition on the original permission are checked before the visit, not after.

What do you get afterwards?

Existing plans, sections and elevations at 1:50 or 1:100 as PDF, and a written recommendation on route and programme. Proposed drawings follow within the package turnaround: 14 to 20 working days for Essentials and the loft package, 20 to 28 for Complete.

What should you have ready?

Access to every room including the loft, any existing drawings or a previous planning decision notice, the deeds or a title plan if the boundary is uncertain, and a rough idea of budget — because the sensible design for a £45,000 build is not the sensible design for a £90,000 one.

What does this mean for a London project?

How what happens at the free site survey? plays out in Hounslow: London Borough of Hounslow (Hounslow Council) maintains 30 conservation areas, the Chiswick Conservation Area and the Bedford Park Conservation Area among them, and there is no borough-wide Article 4 direction, so permitted development generally survives outside conservation areas. Anyone dealing with what happens at the free site survey? at a Hounslow address is therefore working to a £548 householder application decided in 8 weeks, or a £249 prior approval over 6 weeks where what happens at the free site survey? still qualifies. are the Town and Country Planning Act 1990, the GPDO 2015 and the Building Regulations 2010.
